Most homeowners are surprised by how thorough the work is and how much goes into treating the entire system correctly. This guide walks you through every phase of a professional duct cleaning so you know exactly what to expect from start to finish.

Before the Technician Arrives

There is not much you need to do to prepare. A professional duct cleaning is a full-day service that requires one dedicated appointment window. You should keep pets secured in a crate or separate room so the technician can work safely and efficiently. Clear access to the thermostat and to the area around your air handler will save time.

No need to move furniture away from walls unless the technician requests it. Most supply and return vents are accessible without moving major pieces of furniture.

Phase 1: System Walkthrough and Documentation

The technician begins with a complete walkthrough of your HVAC system. This includes identifying all supply and return vents, locating the air handler, examining the accessible sections of ductwork, and assessing the general condition of the plenum box, evaporator coil, and blower fan.

In Houston homes, this initial walk-through almost always reveals significant debris accumulation on the interior surfaces of the duct system. Pet dander, pollen, construction dust, and years of normal household dust combine to create a visible residue layer inside most duct systems that have not been professionally cleaned.

This walkthrough establishes a clear baseline of your system’s current condition. If any unusual findings are noted, such as disconnected ductwork, damaged insulation, or visible mold growth, the technician will document each finding and discuss the implications with you.

Phase 2: System Preparation

Before any cleaning begins, the technician prepares the work area. The HVAC thermostat is set to the OFF position to ensure the system does not cycle during the cleaning process. A professional-grade negative air machine is connected to the duct system, typically at the main trunk line near the air handler.

This negative air machine creates continuous vacuum pressure throughout all connected ductwork. This is the most important piece of equipment in the entire cleaning process. Without it, agitation simply redistributes dust and debris through your home instead of removing it. With it, every particle that is dislodged is captured and permanently extracted from the system.

Protective sheeting is placed on the floor around primary work areas. Vent registers in each room are temporarily removed and set aside. The technician confirms that all windows and doors remain closed during the cleaning so the negative air system is not affected by external air pressure.

Phase 3: Agitation and Source Removal

Starting with the supply ducts and working through the return ducts, the technician uses specialized agitation tools to dislodge debris from the interior surface of every duct branch. The dislodged material is immediately captured by the negative air system and pulled through HEPA filtration to the exterior of your home.

This is not a quick process. Each duct branch is treated individually to ensure complete interior surface coverage. In a typical Houston home, the duct system has anywhere from eight to fifteen supply branches and two to four return branches. Each one must be addressed separately.

The work moves beyond the ducts themselves to the remaining HVAC system components. The evaporator coil is carefully cleaned to remove accumulated dirt and biological matter from the coil fin surfaces. The blower fan is accessed and cleaned to restore proper airflow balance. The heating chamber and plenum box are both treated using source removal methods that eliminate all accumulated debris from their interior surfaces.

Phase 4: Register Boxes and Grill Cleaning

All register boxes, the structural receptacles in walls and floors that house your vent covers, are individually cleaned to remove accumulated debris. All grills and registers are removed, washed thoroughly, dried, and reinstalled.

Phase 5: Final Inspection and System Test

Once all eight HVAC components have been cleaned, the technician conducts a final walkthrough. This includes verifying that every access point is properly sealed, all vents are correctly reinstalled, and the system is operating normally.

The HVAC system is turned back on and the technician confirms proper airflow and thermostat operation. A brief summary of the work performed and the condition of each component at the start of service is provided to you.
